Well Kept Estates runs estate sales across the Valley — sorting, pricing, staging, and running the sale itself, so a family doesn't have to. You don't lift a finger, and you get a written record of where everything went.

Our fee

30% of gross·$1,500 minimum

How it works

From the first walkthrough to the last receipt.

About two to three weeks, start to finish — and I do the lifting at every step. Here's how a sale goes.

  1. 01

    Day one

    A free walkthrough

    We meet at the house and walk the rooms together. You show me what's staying and what's going. No pressure, no fee, and no obligation to hire me at the end of it.

  2. 02

    Week one

    The plan and the paperwork

    You get a simple written agreement — dates, what's included, and the 30% / $1,500-minimum fee in plain language. Nothing starts until you've signed off.

  3. 03

    Weeks one–two

    Sorting, research, and staging

    I go through the home room by room — pricing the everyday, researching what might be worth more, and setting the house up to shop well. Anything set aside for family gets held, not sold.

  4. 04

    The weekend

    Sale day

    The doors open. Prices are marked and I log the sale as it runs — the notable pieces line by line, everyday goods by the lot. You're welcome to be there or to stay away entirely.

  5. 05

    Week two–three

    Settlement, same day

    I total the sale, hand you the settlement report, and count out your proceeds before I leave. Whatever didn't sell, I line up a donation pickup or a hauler on your timeline — arranged for you, billed separately, never marked up.

The record

Every dollar, written down.

When the sale closes you get a settlement report — the notable pieces listed line by line with what they brought and when, everyday goods totalled by the lot, and every donation backed by a receipt. Then I count out your proceeds, same day.

Pricing

One fee, named on the first call.

30% of gross sales, with a $1,500 minimum so a small sale is still worth doing properly. It comes out of what the sale brings in — never out of your pocket up front.

  • The free walkthrough and a written plan
  • Sorting, pricing, and research on anything that might be worth more
  • Staging the house and running every sale day
  • Listings, photos, and signage to bring buyers in
  • Your settlement report and donation receipts

Whatever doesn't sell, I arrange the donation pickup or a hauler on your schedule. That's billed by them, at their price — I don't mark it up and I don't take a cut.

A note from the founder

I started Well Kept Estates because I kept seeing families handed an impossible job at the worst possible time — a whole house of belongings to deal with, on a deadline, while they were still grieving or just worn out.

I take one estate at a time, myself. I sort the drawers, price the furniture, and run the sale. And because you deserve to see exactly what became of your family's things, I write it down as it goes — what sold, what it brought, what was given away.

That's the whole idea: take care of what someone kept, and keep an honest record of it.

  • Most estate sale companies in Los Angeles charge between 30% and 50% of gross sales. Well Kept Estates charges 30% of gross with a $1,500 minimum. There is no setup fee and nothing is paid up front — the commission comes out of what the sale brings in, and if the sale brings in nothing, you owe nothing beyond the minimum agreed in writing.
